If you have a project that can meet the following guidelines, we have the lenders, private equity firms, hedge funds, private investors, etc to fund your project.<br>
There are typically no upfront fees, we are paid at closing for a job completed, period.<br>
To submit a project, you will need…………………<br>
1.	A professional business plan, detailing the project, permits and approvals, equity, values, marketing plans, sales plans, concepts, architectural, engineering, progress to date, exit strategy, and much more.<br>
2.	Detailed accounting of all funds spent to date<br>
3.	Detailed pro-formas showing uses of funds to date, the new loan amount and uses, costs of total project, time frames, etc<br>
4.	All corporate documentation for the borrowing entity.<br>
5.	In today’s market, if you do not have at least 15%-25% already invested, you are not going to find viable funding sources.<br>
6.	As the process continues, you will need appraisals, site inspections, personal and corporate finances and other requirements set by the lender. <br>
7.	Typical lenders will lend up to 100% of the required funds, from $2 million and up with no limit for the right projects.  We have a limited number of lenders that will go down to $500,000 loan amounts but the projects need to be eco and very green.<br>

1.	A professional business plan, detailing the project, permits and approvals, equity, values, marketing plans, sales plans, concepts, architectural, engineering, progress to date, exit strategy, and much more.<br>
2.	Detailed accounting of all funds spent to date<br>
3.	Detailed pro-formas showing uses of funds to date, the new loan amount and uses, costs of total project, time frames, etc<br>
4.	All corporate documentation for the borrowing entity.<br>
5.	In today’s market, if you do not have at least 15%-25% already invested, you are not going to find viable funding sources.<br>
6.	As the process continues, you will need appraisals, site inspections, personal and corporate finances and other requirements set by the lender. <br>
7.	Typical lenders will lend up to 100% of the required funds, from $2 million and up with no limit for the right projects.  We have a limited number of lenders that will go down to $500,000 loan amounts but the projects need to be eco and very green.<br>

Let me qualify my request <b>first</b>: I am looking to take part in a ground breaking marketing training program . This is internet related and offered by a man who is hired by the big guys (i.e., <b>Tony Robbins</b>) for organizing product launches. <br>
<br>
What I am <b>not</b>: a scammer, a hustler, a front, a creep or someone looking for a free ride.<br>
<br>
What I <b>am</b>: an honest and ethical person, focused, driven, hard-working entrepreneur. <br>
<br>
Timing is everything and to be trained for this hugely-in-demand marketing skill, and trained well with unparalleled support by the current leader (and staff)  this once-in-a-lifetime training and opportunity to be part of its community...leads me to this last resort of looking for a silent partner here on craigstlist in Costa Rica (where I reside). 1.	A professional business plan, detailing the project, permits and approvals, equity, values, marketing plans, sales plans, concepts, architectural, engineering, progress to date, exit strategy, and much more.<br>

2.	Detailed accounting of all funds spent to date<br>
<br>
3.	Detailed pro-formas showing uses of funds to date, the new loan amount and uses, costs of total project, time frames, etc<br>
<br>
4.	All corporate documentation for the borrowing entity.<br>
<br>
5.	In today’s market, if you do not have at least 15%-25% already invested, you are not going to find viable funding sources.<br>
<br>
6.	As the process continues, you will need appraisals, site inspections, personal and corporate finances and other requirements set by the lender. <br>
<br>
7.	Typical lenders will lend up to 100% of the required funds, from $2 million and up with no limit for the right projects.  We have a limited number of lenders that will go down to $500,000 loan amounts but the projects need to be eco and very green.<br>

a great performance. I only get paid a % over the agreed monthly account increase. I am looking for someone with $50,000 <br>
to devote to a trading account in the forex market. My average return is running 5% - 20% per week, however I only <br>
ask to be paid 10% on the profit. The 1st 10% per month is yours and anything above that , you agree to pay me 10%. <br>

This way I only get paid when you are making money. All I ask is for you to open an account with a forex broker and allow <br>
me access to make the trades. I won't have access to the funds, only the activity of day trading the New York/London <br>
overlap session. You will be my only client and together we will benefit. Here is an example of what this would look like. <br>

$50,000 plus a 10% increase = $55,000 in a month and ZERO commission to me since I only made 10%. <br>
<br>
$50,000 plus a 30% increase = $65,000 that month , subtracting my commission of 10% of $10,000 would leave <br>
you with $64,000 and $1000 for me. <br>

If you would be interested in this arraingement, I would be more than happy to provide you with a demo <br>
of my success in live time. The way this would work is you would open up a "DEMO" forex account with <br>
your broker of choice and provide me with the username and password so I can trade the demo live. <br>

A demo is a service provided free of charge by most every broker out there which moves in step <br>
with the true market. I can think of no better way to prove my success than that , or you can open <br>
up a small $500 micro account and I can trade it with real money but you only have $500 at risk. <br>
<br>
A good micro acct would be FXCM or ZECCO. <br>
<br>
To sum it up, I am looking for ONLY one person to work for as your dedicated "PERSONAL TRADER"...not some <br>
automated software but a real live human taking the trades for you in your account to give you <br>

4.	All corporate documentation for the borrowing entity.<br>
5.	In today’s market, if you do not have at least 15%-25% already invested, you are not going to find viable funding sources.<br>
6.	As the process continues, you will need appraisals, site inspections, personal and corporate finances and other requirements set by the lender. <br>
7.	Typical lenders will lend up to 100% of the required funds, from $2 million and up with no limit for the right projects.  We have a limited number of lenders that will go down to $500,000 loan amounts but the projects need to be eco and very green.<br>

The project was started three years ago. The project consists of four towers of 34 units each. The first tower was built and completed. The second tower was constructed but not finished internally. The units in the second tower are 70% completed. The building pads for the other two towers are ready with permits and all services. There are 20 to 35 units available, in the second unfinished tower, for sale and can be purchased for $160,000 each. I have enclosed some pictures for you to take a look at. You will see some of the first class construction. I have marketing material already in place to start sales. Comps in the area call for the average price to be $250,000 each. The towers are 7 stories high and have amazing views of San Jose Valley. <br>
<br>
I have details to send you but the bottom line is they started the construction of these condos three years ago. The builder had priced the construction costs before the rise in building materials due to the rising costs of fuel. Add that to the slowing of the market and the simple fact is they sold the units for too little and couldn't complete the project and make any money. They have settled with the purchasers of the second tower and now are ready to talk. The first tower is completed and sold out with the units occupied. <br>
<br>
The twenty five units can be purchased for 3.5 million. The money would go into escrow and the construction of the second tower would be completed within six months. The building pads are 1 million each and would give you 68 additional units for a total of 93 units. The sellout then being 23.25 million. The construction bids are at 6.5 million for the two towers. Total investment 12 million, total sales 23.25. The gross profit 11.25 million in 18 months.<br>

1.	We have several opportunities with land owners willing to put the land into a development corporation, free and clear of all liens, and take a percentage of the project profit as their return.  These projects range from small lot subdivisions to major developments.  The jv partner will provide investment capital or the ability to finance for the same, and receive a preferred return of the investment, and significant profits as return on investment.  The capital invested is typically secured at least 140% by the value of the land.<br>
2.	We have several projects where an investor can supply the capital for unit construction, secured by a first lien position on the land, and take a return as shown above.<br>

We have situations with area developers seeking model homes in their existing developments, where an investor comes in, builds a single home, and the developer rents that home for use as a decorated model home, while the project is being sold out.  They build the home at cost, approx 75% of market value, typically have construction financing programs available for the investor to use, or an investor can use their IRA or 401k to fund the construction.  At the end of the rental period the investor takes over the home as a vacation rental, second home, or primary residence.<br>
4.	These are specifically jv opportunities for individual investors or financial institutions, they are at least 140% secured by land, and so as not to waste your time or ours, the typical investment is a minimum of $50,000 US, for individual tico homes, and increases to larger amounts for projects, model homes, etc.<br>
5.	We have in-house legal, accounting, design, engineering, sales and marketing staff to support the various projects.<br>
